Why Tampa siding jobs look different
Most Tampa Bay homes are concrete block with stucco on the ground floor. Siding is typically on frame second stories, gables, dormers, additions, older wood-frame homes in neighborhoods such as Seminole Heights and Old Northeast St. Petersburg, and on the soffit and fascia of nearly every house. That means many projects are smaller than a full northern re-side – but they involve more height, more trim and more soffit per square foot of wall.
Fiber cement or vinyl in Tampa?
Fiber cement is the most common upgrade on Tampa Bay frame homes. It does not rot in the humidity, it does not feed termites – UF/IFAS has confirmed that the invasive Asian subterranean termite is established in South Tampa – and it can be installed to high wind ratings. It costs more to install and needs repainting every 10 to 15 years unless factory-finished.
Vinyl is cheaper and needs no paint. In Florida sun, choose lighter colors and heat-resistant products: the Vinyl Siding Institute notes that ordinary vinyl softens at about 160–165°F, and reflections from low-E windows can exceed 200°F on a nearby wall. For soffit, vented vinyl or aluminum soffit is standard; what matters is that it is properly fastened, because loose soffit is one of the first things to fail in a hurricane.
What Florida’s code and climate add to the price
- Approved products. Siding and soffit must carry a Florida product approval (an FL number) for the wind pressures they are used for. Approved products and the installation method in the approval – fastener type and spacing, starter strips, trim – are part of the price.
- Permits and inspections. The City of Tampa lists a residential siding permit at $177 plus surcharges; unincorporated Pinellas County requires a permit for work over $500. Other cities and counties have their own fees.
- Soffit and fascia. Nationally, new soffit typically runs $1,000 to $4,000 and fascia $1,000 to $3,300 on an average home – common add-ons in Tampa Bay.
- Rot and termite repairs. Humidity and termites damage sheathing and trim behind old wood siding. Repairing rotted sheathing or framing typically adds $500 to $5,000 nationally, depending on what turns up.
- Height. Second-story walls and gables need scaffolding or lifts, which adds labor.

Take a typical Tampa Bay two-story home with a block first floor and a frame second story: about 800 square feet of sided wall, plus the soffit and fascia around the whole roof. After a hurricane: repair, replace or claim?
Hurricane Milton’s gusts reached about 100 mph at St. Petersburg’s airport in October 2024, and many homes lost soffit and siding panels. Does new siding pay off when you sell in Tampa?
Fiber cement has been one of the better-returning projects in the region. Returns vary with the local market, but new siding also cuts maintenance and removes a common inspection issue for buyers and insurers.

The Atlantic hurricane season runs from June 1 through November 30. Many Tampa Bay homeowners plan exterior work for late fall through spring, when afternoon storms are rarer and crews are not tied up with storm repairs. Right after a major storm, demand spikes and lead times get longer, so non-urgent projects are easier to schedule outside that window.
Once materials and the permit are in hand, re-siding the frame parts of a typical Tampa Bay home often takes several days to two weeks, depending on how much wall area, soffit and fascia are involved and how much rot or termite damage turns up.
