New siding in Tampa Bay: what local homeowners should know
Many Florida homes are concrete block with stucco, but Tampa Bay also has a large number of frame homes, additions, second stories, gables and soffits with siding – especially in older neighborhoods of St. Petersburg, Seminole Heights and Clearwater, and in Pasco and Hernando County subdivisions.
Sun, humidity and hurricane season are tough on exteriors. Vinyl can fade and warp in intense sun, and wood rots quickly in the heat and moisture. Fiber cement is a popular choice because it resists rot, insects and fire and can be installed to high wind ratings.

Wind, sun, water and termites: what Tampa Bay siding is up against
Most people picture Florida homes as concrete block and stucco, and many are. But Tampa Bay also has thousands of wood-frame houses, frame second stories on block first floors, frame additions and gable ends, plus soffits and fascia on nearly every home. That is where siding lives here – and the local climate tests it harder than almost anywhere in the country.
Wind. When Hurricane Milton came ashore near Siesta Key on October 9, 2024, it was south of Tampa Bay, yet the gusts across the bay were still severe. According to National Hurricane Center data summarized by Bay News 9, a gust of 101 mph was measured at St. Petersburg’s airport, 93 mph at Albert Whitted Airport downtown and 98 mph at a NOAA station in Middle Tampa Bay. Loose or poorly fastened panels, and soffit that is not properly secured, are exactly what peels off first in winds like that – and once a wall or soffit is open, wind-driven rain gets into the wall and attic.
Water. Two weeks earlier, Hurricane Helene passed far offshore and still pushed a record storm surge into Tampa Bay, flooding thousands of homes on the Pinellas barrier islands and in low-lying bayfront neighborhoods. Surge is a flood problem more than a siding problem, but it left many homes with soaked sheathing and insulation behind the siding, which has to be opened up and dried or replaced.
Sun and humidity. Strong UV fades and chalks darker vinyl, and constant humidity rots wood siding and trim quickly, especially at the bottom courses and around windows. The Vinyl Siding Institute notes that ordinary vinyl starts to soften at about 160–165°F, and sunlight reflected off a neighbor’s low-E windows can exceed 200°F on the wall it hits – one reason light colors and heat-resistant vinyl are popular here.
Termites. UF/IFAS entomologists confirmed in 2023 that the invasive Asian subterranean termite is established in South Tampa, and the Formosan subterranean termite has spread throughout Florida’s major cities. Siding that sits in contact with soil or mulch, and wood trim that stays damp, gives them an easy path. Fiber cement and PVC trim do not feed termites, which is a big reason they are so common on Tampa Bay re-siding jobs.
What Florida’s building code means for new siding
Siding in Florida is not just a cosmetic product. The Florida Building Code (8th edition, 2023) sets design wind speeds for every part of the state, and siding and soffit are part of the building envelope that has to resist those loads. Two things matter for you as a homeowner:
- Florida Product Approval. Siding and soffit fall under the “panel walls” category of the state’s product approval system. Approved products carry a Florida approval number (it starts with FL) that lists the wind pressures and installation method they were tested for. - Installation per the approval. Fastener type, spacing and the weather-resistive barrier behind the siding have to match the approval and the code. Permits and licenses in Hillsborough, Pinellas, Pasco and Hernando
Plan on a permit for a real re-siding job. The City of Tampa lists a residential permit type for stucco, exterior plaster and siding in its trade permit fee schedule. In unincorporated Pinellas County, a permit is required for any work over $500 or any work that needs an inspection, and siding, soffit and fascia can be pulled as an express permit by licensed contractors.
