What Metro Detroit siding jobs look like
- Post-war ranches and bungalows in Warren, Roseville, Eastpointe, St. Clair Shores, Royal Oak, Livonia, Westland, Dearborn Heights and the Downriver cities often have brick on the lower walls and aluminum or early vinyl on gables, overhangs, dormers and rear additions. These jobs can be smaller than a whole-house re-side, but aluminum removal and trim work add cost.
- 1970s–2000s colonials and split-levels in Sterling Heights, Troy, Rochester Hills, Macomb and Shelby Township, Canton, Novi and Northville are often fully sided in builder-grade vinyl that is now due for replacement – these are the jobs closest to the full-project figures.
- Older city homes in Detroit neighborhoods and inner-ring suburbs may have several layers, including asbestos-cement shingles, over original wood.
Extras that show up on Michigan homes
- Removing aluminum and older layers – typically $1,000 to $3,000 nationally on an average home; aluminum can often be recycled.
- Sheathing repairs – freeze-thaw cycles and worn caulk rot the wall behind old siding; typically $500 to $5,000.
- Soffit and fascia – about $6 to $20 per linear foot according to HomeAdvisor; many Metro Detroit jobs include aluminum soffit and fascia wrap.
- Lead-safe work on homes built before 1978 when more than 20 square feet of painted exterior is disturbed.
- Asbestos-cement shingles, if present, handled according to state and local rules.
Michigan’s license rule
In Michigan, anyone who contracts with a homeowner for residential remodeling work of $600 or more (labor plus materials) must be licensed by the Department of Licensing and Regulatory Affairs (LARA) – either as a residential builder or as a maintenance & alteration contractor endorsed for the trade, such as siding. Look up the license on LARA’s website before you sign. Permit rules for re-siding differ from city to city in Oakland, Macomb and Wayne County; many building departments require a permit, especially when sheathing is replaced or the material changes.
Storms and insurance
Southeast Michigan’s summer storms can be severe. On August 24, 2023, the National Weather Service in Detroit confirmed six tornadoes in southeast Michigan, and wide areas saw 60–80 mph gusts. Soffit, fascia and gutters
Many Metro Detroit homes have wide overhangs with aluminum soffit and wood fascia that has been wrapped in aluminum. When the siding is replaced, it is the natural time to replace worn soffit, re-wrap or replace rotted fascia and reinstall or replace gutters, because the scaffolding is already up. Ask whether soffit, fascia and gutters are included in each quote so you can compare like with like.
When to schedule
Most siding work in Michigan happens between April and November. Spring is the busiest season, so getting measured over the winter and ordering materials early gives you the best choice of start dates. Vinyl can be installed in the cold with extra clearance, but crews work more slowly and very cold days are often lost.
Resale value
Metro Detroit returns less of the cost of new siding at resale than the national average: fiber cement siding replacement recouped about 74% in Detroit in the 2025 Cost vs. Value data, compared with about 101% for the East North Central region and 114% nationally. The main reasons to re-side here are protecting the wall, ending the upkeep of chalky aluminum and making a house easier to sell – not a quick profit.
Which material for Michigan winters?
Vinyl remains the most common choice. Because thin vinyl becomes stiff and more brittle in the cold – Consumer Reports found all-vinyl siding performed worse in impact tests at 0°F than at 70°F – many homeowners choose thicker or insulated vinyl, engineered wood or fiber cement for walls that take hits from ice or wind-blown branches. A worked example
A brick ranch with about 500 square feet of sided gables, overhangs and a rear addition might cost roughly $1,500 to $6,000 for the siding alone at national vinyl rates ($3–$12 per square foot), plus aluminum removal, soffit and fascia. A fully sided two-story colonial with about 2,000 square feet of wall comes to roughly $6,000 to $24,000 in vinyl or $10,000 to $28,000 in fiber cement before extras. The contractor’s measured price is what counts.
Historic districts and HOAs
Some older suburbs and Detroit neighborhoods have local historic districts where visible exterior changes need review, and many newer subdivisions have HOA rules on color and material. Check before you order. See siding in historic districts.

- Ask how aluminum removal and disposal are handled and priced
- Ask how rot repairs are priced before tear-off
- Schedule outside the spring rush; most Michigan siding work happens April to November
